You’ll find a lot of people really pride themselves on living in what they(we) hilariously refer to as “Waco Waco”, and we can totally understand why! The old-world charm, mature trees, hip vibes, and convenient distance to downtown would all be considerations in the “pros” category. This “as urban as small town, central Texas gets” area offers not just diverse home-styles, but a community full of different walks of life and experiences like what you might be more used to when coming from a bigger city.


There is also the prestige of the Ridgewood Country club and Lake Shore Drive areas where the select few get to enjoy a stunning lake view. Boutique shopping and eating out is easy over here – and when cooking at home Waco happens to have 3+ of our famed Texas based grocery stores HEB. While Waco ISD schools are not currently the highest rated, the community as a whole has been experiencing a major polishing and refurbishment with many distinguished Waco Alumni pouring back into what could be so great again. There are also many private school options throughout Waco that tend to be much more affordable than in bigger cities. Everything is within a short driving distance. Lots of life happens along I-35, but also Waco Drive, Franklin, Austin Avenue, and Valley Mills to name a few major commercial roads. For ride share options there are Uber, eScooters for Rent, a downtown Trolley, Greyhound.
